Boulevard Mall Sale Could Mean Changes

LAS VEGAS -- The Boulevard Mall near the Las Vegas Strip is up for sale. Mall executives say they already have interested buyers for the 40-year-old mall. The change in ownership could mean new stores and a slightly different shopping experience.

Mall executives are hoping to cash in on the property which is only two miles from the Las Vegas Strip. It's hoped new retailers will be attracted to the area.

Marquee Velasquez, a mall worker, is hoping the sale of the mall will lead to a boost in customer traffic.

"And bring business back to this mall," he said.

Hit hard by the recession and competition, The Boulevard Mall has struggled for years. Mall executive Charles Moore said the property has become a piece of prime real estate for interested buyers.

"It's very hard to find a site that size, particularly in close proximity to the Strip," said Moore, senior vice president at CBRA, Inc. "They're either going to redevelop the mall, or lease it in an as is state, or bring in some different types of tenants the marketplace hasn't seen yet."

The Boulevard mostly serves Filipino and Hispanic shoppers. Mall management brought in the Hispanic museum to create a sense of community. With the sale, that's not going away. In fact, you may see more of it.

"I believe that this is a win-win situation for our community as well as for the mall," said Lynnette Sawyer with the Hispanic Museum of Nevada.

Macy's, Sears and JC Penney are also expected to stay put as are existing retailers. So for, shoppers like Robyn Christensen, the family friendly feeling she loves about the mall isn't changing.

"They have lots of good kids rides and stuff for them in there. We like it," said Robyn Christensen, a mall shopper.

Velasquez is looking forward to what the sale could mean for the local community.

"We're here to help you have fun, to do things inexpensive that you guys can do on your free time," he said.

About one-fourth of the mall is vacant so there is room to add businesses.
